In order to keep your property value at it’s highest and the different items in your home operating properly, here is a list of items that should be checked monthly. I’ve found that using a calender that sends me a message helps to remember to check the items on the list. Usually the items are entered for a year or more at a time and I receive an email a day to two before the item actually needs to be checked.
1. Air Conditioning air filters - The filters are in the cold air return of your air handler of the air conditioning system. When the filters get dirty or clogged it is very difficult for air to pass through. The result being the air handler has to work harder and could cause it to malfunction prematurely.
2. Smoke detectors – The smoke detectors should be checked for proper operation on a monthly basis. Most people forget about the smoke detectors until they start making a crazy little chirp sound. Usually when they start to chirp, they are telling you the battery is low. Occasionally, though when they chirp, the battery is replaced and the chirping continues. Then it’s time to replace the smoke detector.
3. Water filters – If you have filters for drinking water these filters should be changed every SIX months. Follow the manufacturers instructions for changing the filters. If you have an RO system that gets rid of the waste water, then the end of the hose that goes to the drain needs to be cleaned of debris collected from the water. If it is not cleaned it can cause leaking around the RO water faucet.
4. Water Softeners – If you’re water softener uses salt, then the level of salt should be checked on a monthly basis. Not on the level, but also be sure there isn’t a salt bridge formed. If a salt bridge has formed then the unit won’t operate properly. To break up a salt bridge you can use a broom handle and poke it through the salt. Poke the bridge many times with the broom handle to insure it is broken up.
